How do you decide what my house should list for?

Should I renovate before listing?

Only when the expected return justifies it. We rank prep by what moves the net, do what pays, and skip what does not. I would rather talk myself out of a kitchen remodel than spend your money on work that does not show up at closing.

What if my listing already expired unsold?

Most expired listings fail for identifiable reasons — price, photos, or launch — not “the market.” I start with a no-obligation post-mortem of what went wrong, then a plan to relaunch only if the diagnosis supports it.

I was thinking of selling on my own. Will you still talk to me?

Yes. Questioning a commission is the right instinct. We can walk through what FSBO saves, what it usually costs in price and reach, and whether an agent would actually earn the difference on your house — with no lecture and no obligation to list.

Where do you work, and who do I deal with day to day?

Greenville and Spartanburg counties and nearby Upstate towns — Greer, Simpsonville, Duncan, Boiling Springs, Five Forks, Taylors, and similar. I work with Quartermaster Properties, but when you call, you get me. One point of contact, usually same-day answers.
